Grey plastic on a house built between 1978 and 1995 is polybutylene until proven otherwise. Why the confusion is common
Both are flexible plastic, both replaced copper, and both appear in inspection reports as "plastic supply lines". An inspector working quickly in a dark crawl space may not distinguish them, and listing copy frequently describes a house as having "PEX" on the strength of a glance.
The colours help but do not settle it: polybutylene is usually grey, and grey PEX exists. The reliable markers are the printed pipe legend and the fittings — polybutylene was typically joined with acetal or copper crimp fittings that have their own failure history.
What it means for a purchase
Whole-house repiping is the durable answer and it is a known, quotable job. Partial replacement of accessible runs is cheaper and leaves the concealed runs, which are the ones that matter here.
Insurance is the other consideration: some carriers decline or surcharge properties with polybutylene supply, and that is worth establishing before the contingency closes rather than at binding.

- Does polybutylene always fail?
- No. Failure depends on water chemistry, pressure and installation quality, and plenty of systems have run for decades. The issue is that when it does fail, it fails without warning and often inside a wall.
- How do I identify it?
- Look at the main shut-off and at any exposed run in a basement or crawl space. Grey flexible plastic about half an inch across, on a house from that period, is the signature. The pipe legend confirms it.
- Is PEX a problem in any way?
- It degrades under UV, so it should not be run in sunlight, and early fitting designs had recalls. Neither is comparable to polybutylene's concealed-failure profile.
