Post-Remediation Verification & Clearance Testing

Clearance testing is the check that remediation met the scope it was sold under: a visual inspection of the contained area, moisture readings, and usually air samples compared against an outdoor control. It should be arranged by you, and performed by a firm with no involvement in the removal.

What the service includes

Visual verification

The contained area is checked against the written scope before containment comes down. Anything still in place that the scope said would be removed is found here.

Moisture confirmation

Readings on the remaining framing and adjacent material, against the drying target the scope named. Dry to the touch is not a measurement.

Air sampling

Samples inside the cleared area against an outdoor control taken the same day, so the comparison reflects the same conditions.

A written clearance report

What was checked, what was measured, what the laboratory found, and whether it is consistent with completed work. Keep it — it is what you hand a buyer or an insurer later.

How this differs from the others

Inspection, testing, remediation and independent clearance are four different jobs. Buying the wrong one is the most common and most expensive mistake in this category.

Why independence matters here

A remediator testing its own work is grading its own homework, and a failed result costs it money. That is not an accusation against any firm; it is the reason the arrangement is avoided in the first place.

Verification vs clearance

Verification confirms the scope was carried out. Clearance adds laboratory sampling. Which you need depends on the size of the job and who has to be satisfied by the result.

What clearance cannot say

It cannot certify a building mold-free, and it cannot speak to areas outside the contained work. It says the remediated area is consistent with completed work, on the day it was checked.

When to book it

Before containment comes down and before anything is rebuilt. Once the wall is closed, confirming what is behind it means opening it again.
