Basement Mold

Basements grow mold because they are cool, often humid, and surrounded by wet soil. Most basement mold is a humidity and drainage problem rather than a leak — which matters, because removing the growth without changing the conditions puts it back within a season.

What usually causes this

Humidity, not a leak

Warm summer air meeting cool basement surfaces condenses on them. No water ever comes through the wall, and yet the wall stays damp for months. This is the most common cause and the one most often misdiagnosed as a leak.

Grading and downspouts

Soil sloping toward the house, or a downspout discharging at the foundation, puts water against the wall every time it rains. It is also the cheapest thing on this list to fix.

Finished walls over masonry

Studs, insulation and drywall installed against a foundation wall create a cavity that stays cool and cannot dry. Growth happens on the back of the drywall, where nobody sees it until the smell arrives.

Plumbing and appliances

Water heaters, washing machines, condensate lines and supply pipes. A slow drip behind a machine can run for months before anything is visible.

Groundwater and hydrostatic pressure

Water forced through the slab or the wall joint after heavy rain. Usually visible as staining at floor level, and rarely solved without drainage work.

What to check, and what to leave alone

None of this requires opening up a wall or disturbing anything that looks like growth.

Worth doing

  • Put a hygrometer on the floor and another at head height and read them over a week. Persistently above roughly 60% relative humidity is the condition mold needs.
  • Look along the joint where the floor meets the wall, behind stored boxes, and under the stairs — the places nobody moves.
  • Check where downspouts discharge, after rain if you can. Water pooling within a few feet of the foundation is a finding.
  • Look at the underside of the subfloor and the rim joist from below, if it is accessible.
  • Note whether the smell is stronger when the HVAC runs. That points at the ducts rather than the room.
  • Photograph anything you find, with the date. If this becomes an insurance or disclosure matter later, contemporaneous photographs are worth a great deal.

Leave alone

  • Don't disturb, brush, or vacuum anything that looks like growth — that is what puts spores into the air.
  • Don't open up a wall, ceiling, or floor to look behind it. Containment exists for a reason.
  • Don't bleach a porous surface. It wets the material, and it does nothing about the water that caused the problem.
  • Don't run a home air-sampling kit expecting an answer. Without a reference sample and a trained reading, the result is not interpretable.

For a basement, the useful first spend is someone with moisture meters establishing whether the walls are wet, whether the finished framing behind them is wet, and where the water is coming from. Sampling adds little when you can already see growth and know it is a below-grade humidity problem. Keeping it from coming back

  1. Run a dehumidifier sized for the space, plumbed to a drain, and hold relative humidity between 40% and 50%.
  2. Extend downspouts at least six feet from the foundation and re-grade soil to fall away from the house.
  3. Do not carpet a below-grade slab. It holds moisture against a cold surface and is nearly impossible to dry.
  4. Leave a gap behind stored items so air moves along the wall.
  5. If you are finishing a basement, use assemblies designed to dry — insulation rated for below-grade use, and no paper-faced drywall against masonry.
  6. Check the water heater pan and the washing machine hoses twice a year.
