How the options actually differ

How to read this by situation
You have not bought the property yet. Start with the modelled score, because it is the only thing on this list that works without access. Then the general inspection, which you are buying anyway. A specialist only if either of those flags moisture with no visible cause.
You can see something growing. Skip straight to a specialist moisture inspection. Identifying the species does not change the remediation, and the question that decides the cost is where the water is coming from.
You can smell something and cannot see anything. This is the one case where air sampling genuinely earns its cost — and only with a same-day outdoor control, or the result has no scale.
Someone is unwell and you think the building is the cause. That is a clinician's question, not a sampling question. Separately, get the building looked at by someone with a meter.
Remediation has just finished. Buy the clearance, from somebody who had no part in the removal. It is the document that still has value in three years.
You are choosing between two properties. The modelled score is the only method on this list that can compare them before you have access to either.
Where the money usually gets wasted
Sampling before surveying. Several hundred dollars produces a laboratory report naming a genus, and no idea where the water is. The survey is the purchase that changes what happens next.
Air sampling with no outdoor control. Outdoor spore concentrations vary by orders of magnitude with season and weather, so an indoor number alone is uninterpretable regardless of how definitive the summary language sounds.
DNA dust panels sold as diagnostics. The EPA-developed index was built as a research tool and the agency has said it was not validated as a diagnostic for individual buildings.
Any assessment commissioned by the firm that would be paid for the remediation. Not a price problem — an independence problem, and it makes the cheaper report the more expensive one.
Settle-plate kits with no lab step. A dish left open grows something in any building on earth.
The basis for these figures
General US ranges for planning, not quotes and not local data. Our own three prices are exact because we charge them; everything else depends on building size, how much has to be opened up, and what your market charges. Get two written quotes before deciding.
Turnaround times are typical rather than guaranteed, and the real constraint on a professional visit is usually booking lead time rather than the work itself — often a week or more, which is why a contingency period gets negotiated before anyone knows whether they will need it.

Questions people ask
- Which method is most accurate?
- They measure different things, so the question does not resolve. A hygienist assessment is the most thorough and the most widely accepted. A modelled score is the only one that works before you have access, and it can confirm nothing.
- Do I need more than one?
- Usually two, in sequence: something to decide where to look, then something to look. Buying three at once is how the budget goes on documentation rather than on finding the water.
- What is the cheapest useful thing?
- The free score, then walking the perimeter and reading the seller's disclosure. All three cost nothing and between them cover a large share of what determines whether a building stays dry.
- Why is a test kit so cheap?
- Because the price you see usually excludes the laboratory analysis, which is the part that produces an answer. Kits without a lab step answer nothing.
