Why the room reading can look fine while a wall grows mold

Air holds more water when it is warm. Cool the same air without changing its water content and its relative humidity climbs — nothing added, only temperature moved.

Every building has surfaces colder than its air: framing bridging heat outdoors, the inside face of an uninsulated wall, a closet floor on a north elevation. Air touching those is the same air your sensor reads, at a lower temperature and therefore a higher humidity. That local figure is what the material experiences.

Which is the whole explanation for a house reading a comfortable 45% that has growth behind a wardrobe. The instrument is not wrong and neither is the observation.

Getting the most out of a $20 sensor

Buy one that logs. A reading taken when you walk past describes a moment; a season of history describes persistence, which is what governs growth.

Put one in the basement and one upstairs. The difference between them is more diagnostic than either number, and the two frequently differ by more than occupants expect.

Target 30% to 50% through the cooling season. Below 30% is uncomfortable and buys nothing extra; above 60% supplies enough moisture that cold surfaces reach the germination threshold with no leak involved.

Add a cheap infrared thermometer. Pointed at a cold patch and compared against the room's dew point, it tells you whether that specific surface is condensing — which is the question a hygrometer cannot answer.

Basements are where this pairing matters most. They are cooler, they sit against ground that is usually wet, and they are the part of the house most often finished in a way that conceals what is happening behind it.

A logging sensor in a basement over one heating season will tell you whether you have a humidity problem, a bulk water problem or neither. If humidity is high but stable and the walls are dry to the touch, it is ventilation. If it climbs after rain, it is water arriving.
